Our property renovation experience

Full property renovation is our most complex offering and represents the integration of every other service we provide. Since 2020 we have run full property renovations across SE and SW London. Project mix covers Victorian terrace renovations (typical scope: rewire, replumb, knock-through, new kitchen and bathrooms, plastering, decoration), Edwardian semi renovations (often combined with loft conversion), Georgian listed building renovations (with conservation-specialist architect), and mansion flat renovations (typically Section 20 leasehold projects). Build time averages around 18 weeks for a 3-bed Victorian terrace, 22 weeks for a 4-bed Edwardian semi, and 28 weeks for a Georgian listed property. The boroughs we renovate in most often: Anerley, Penge, Crystal Palace, Beckenham, Bromley, Catford, Lewisham, Sydenham, Forest Hill, Dulwich in SE London; Clapham, Battersea, Putney, Wandsworth in SW London. Return on investment varies by borough. Lewisham, Catford, and Woolwich typically return 1.4-1.8x build cost in property uplift; Clapham, Fulham, and Putney return 1.3-1.5x; Kensington and Mayfair listed building work returns 1.1-1.3x because the renovation is more about preservation than value-add.

Accreditations and standards on every renovation

Full property renovations involve multiple trades each with their own certification requirements. We carry NICEIC for electrical (BS 7671), Gas Safe for boiler and gas work, FENSA for glazing installations, CHAS for site safety, and Public Liability insurance to £5 million. Structural engineer calculations are commissioned for every project that involves opening up loadbearing walls. For period properties, we use lime-based plaster repairs (BS EN 459 Air Lime) and breathable mineral paints (Keim, Beeck) on original walls rather than modern gypsum systems that trap moisture. Original timber is restored with appropriate primer-undercoat-topcoat systems matched to the substrate. For listed buildings, we work with conservation-specialist architects and use heritage materials matched to the original — slate roofing, lead flashing, lime mortar, traditional sash windows. Listed Building Consent applications run in parallel with planning at the relevant council and we handle the documentation. Building Control sign-off is included on every project. Inspections happen at foundation (if extending), drainage, structure, insulation, and completion stages. The completion certificate is delivered at handover and is what mortgage lenders and buyers' solicitors require at sale time. NICEIC electrical certificates and FENSA glazing certificates are also delivered.

How we run a full property renovation

One project manager from survey through handover. They run the weekly programme of works, coordinate 12-18 different trades over 16-30 weeks, manage the materials deliveries, run the site safety, and report progress with photo updates throughout the build. This is the single most important factor in delivering a successful renovation — without one person who knows every detail, projects miss deadlines and exceed budgets. Fixed-price contracts. After the design stage we issue a fixed-price contract covering labour, materials, all fees, planning fees, Building Control fees, structural engineer calculations, party wall surveyor coordination, FENSA registration, and any conservation area or Listed Building Consent applications. The contract is signed before any work starts. Variations are quoted in writing before they're done. Photo updates throughout the build. The project manager sends programme updates with photos throughout the build. The directors review every weekly update. We operate from Unit 1 Limes Avenue, Anerley, London SE20 8QR. Companies House number 12721034. 57 verified Google reviews averaging 4.9 out of 5 stars.

Frequently Asked Questions

How do you manage a full property renovation?
Every property renovation we take on is managed by a single dedicated project manager — Richard Pryce — who coordinates all trades from start to finish. This means you have one phone number to call, one person who knows every detail of your project, and one team who turns up each day. We create a detailed programme of works before starting, covering demolition, structural alterations, first-fix electrics and plumbing, plastering, second fix, kitchen and bathroom installation, decoration, and snagging. This programme is shared with you as a week-by-week Gantt chart so you always know what is happening and when. Weekly progress updates with photos keep you informed throughout. We handle all coordination with Building Control inspectors, NICEIC electrical certification, structural engineers, party wall surveyors where needed, and any planning requirements on your behalf. Based on renovation projects completed across 25 London boroughs since 2020, this single-team approach consistently delivers faster completion times and fewer delays than using separate contractors.
How long does a full house renovation take?
A full property renovation typically takes between 8 and 20 weeks depending on the size and scope. A 2-bed flat (approximately 55-65 square metres) with a new kitchen, bathroom, full rewire to BS 7671 standards, and complete redecoration usually takes 8-12 weeks. A 3-bed house (approximately 85-110 square metres) with structural changes, new kitchen and bathrooms, rewiring, replumbing, and complete redecoration takes 14-20 weeks. The main variables are structural complexity, the extent of rewiring and replumbing needed, party wall agreements if walls are shared with neighbours, and lead times on materials you have specified — bespoke kitchen units can take 4-6 weeks from order. We provide a week-by-week programme before work begins and build in contingency for any surprises behind walls, such as degraded joists or obsolete wiring, which are common in Victorian and Edwardian properties across South London. Most of our renovations complete within the quoted timeframe.
How much does a property renovation cost?
Light refurbishments — cosmetic updates, new kitchen and bathroom, redecoration — cost £800-£1,200 per square metre. Full renovations including structural changes, complete rewiring to current IET Wiring Regulations, replumbing in copper or plastic push-fit, and high-specification finishes cost £1,200-£1,800 per square metre. As a guide, a typical 2-bed flat (60 sqm) full renovation costs £30,000-£60,000, and a 3-bed house (100 sqm) costs £55,000-£120,000. Full renovations across South East London typically run £1,200-£1,500 per square metre at standard mid-range specification. These figures are based on projects completed across boroughs including Lewisham, Greenwich, Bromley, Southwark, and Lambeth since 2020. We provide a fixed-price contract after the site survey — the price we quote is the price you pay, fully itemised and agreed in writing before work starts, with no provisional sums or hidden contingency charges.
