Full property renovation is our most complex offering and represents the integration of every other service we provide. Since 2020 we have run full property renovations across SE and SW London. Project mix covers Victorian terrace renovations (typical scope: rewire, replumb, knock-through, new kitchen and bathrooms, plastering, decoration), Edwardian semi renovations (often combined with loft conversion), Georgian listed building renovations (with conservation-specialist architect), and mansion flat renovations (typically Section 20 leasehold projects). Build time averages around 18 weeks for a 3-bed Victorian terrace, 22 weeks for a 4-bed Edwardian semi, and 28 weeks for a Georgian listed property. Accreditations and standards on every renovation
Full property renovations involve multiple trades each with their own certification requirements. We carry NICEIC for electrical (BS 7671), Gas Safe for boiler and gas work, FENSA for glazing installations, CHAS for site safety, and Public Liability insurance to £5 million. Structural engineer calculations are commissioned for every project that involves opening up loadbearing walls. For period properties, we use lime-based plaster repairs (BS EN 459 Air Lime) and breathable mineral paints (Keim, Beeck) on original walls rather than modern gypsum systems that trap moisture. Original timber is restored with appropriate primer-undercoat-topcoat systems matched to the substrate. For listed buildings, we work with conservation-specialist architects and use heritage materials matched to the original — slate roofing, lead flashing, lime mortar, traditional sash windows. Listed Building Consent applications run in parallel with planning at the relevant council and we handle the documentation. Building Control sign-off is included on every project. Inspections happen at foundation (if extending), drainage, structure, insulation, and completion stages. The completion certificate is delivered at handover and is what mortgage lenders and buyers' solicitors require at sale time. NICEIC electrical certificates and FENSA glazing certificates are also delivered.
How we run a full property renovation
One project manager from survey through handover. They run the weekly programme of works, coordinate 12-18 different trades over 16-30 weeks, manage the materials deliveries, run the site safety, and report progress with photo updates throughout the build. This is the single most important factor in delivering a successful renovation — without one person who knows every detail, projects miss deadlines and exceed budgets. Fixed-price contracts. After the design stage we issue a fixed-price contract covering labour, materials, all fees, planning fees, Building Control fees, structural engineer calculations, party wall surveyor coordination, FENSA registration, and any conservation area or Listed Building Consent applications. The contract is signed before any work starts. Variations are quoted in writing before they're done. Photo updates throughout the build.
