Handyman and property maintenance across South London
If you are searching for a handyman near me in South London, this is the work that keeps a home and a let property running: the small repairs and jobs that are too fiddly to leave and too small to call a specialist for. Since 2020 I have run All Well as a building firm, and the handyman side grew out of clients asking us to handle the odd jobs between the bigger projects. The difference is who turns up: an insured, accountable firm with the trades behind it when a job turns out to need more, rather than a one-off booked off a marketplace.
Flat-pack and furniture assembly
Flat-pack and furniture assembly is the job we get asked for most. We build wardrobes, beds, units and office furniture properly, with every fixing in and the back panel square, so the piece is solid rather than wobbling within a month. We bring the right tools, deal with the missing-screw moment, and take the packaging away. For a houseful after a move we work through the list in a single visit where we can.
TV, mirror and picture mounting
Mounting a TV well means finding the studs or fixing into masonry properly, getting it level, and hiding the cables rather than leaving them dangling. We mount flat and tilting brackets, run the cables in trunking or in the wall where the build allows, and do the same for heavy mirrors and framed pictures that need a fixing that will hold. If you want the cables fully chased in for a flush finish around the TV, that crosses into our media wall work.
Shelving, storage and curtain poles
Shelves and curtain poles look simple and go wrong when they are fixed into plasterboard with the wrong plug or hung off level. We fix into the right substrate with the right fixings, set everything to a line, and build alcove and floating shelves that carry real weight. Curtain poles and blinds go up square so they draw cleanly and the brackets do not pull out of the wall.
Doors, locks, handles and small plumbing
Doors that catch, drop or will not latch are eased, planed and rehung so they close properly, and we change locks, handles, hinges and door closers. On the small plumbing side we swap taps and toilet seats, fix running or dripping fittings, and reseal baths and basins so the water stays where it should, the jobs that sit below a full plumber but above a YouTube video.
Property maintenance for landlords, agents and commercial
Property maintenance is the higher-value half of this service and the part we are best set up for. A let property, a block or a working space generates a steady list of small jobs, and most landlords and agents would rather call one insured firm than chase a different trade for each one. We work reactively or to a schedule, and the same firm can step up to a full refurbishment when a unit needs it.
Void turnarounds and lettings
Between tenancies the clock matters, because an empty unit is lost rent. We turn voids around quickly: the repairs, the touch-up decorating and the items the check-out report flagged, ready for the next tenant. For letting agents we work to the inventory and the deposit-deduction list, so the property is back on the market without a string of separate trades to book in.
Blocks, communal areas and commercial
For blocks of flats and managing agents we handle communal repairs, lighting, doors, decorating and the reactive faults reported through the week. For offices, shops and small commercial spaces we fit the work around the way you operate, out of hours where day access would get in the way. All Well Property Services is insured to £5 million and CHAS accredited, which is what freeholders and agents check before they hand over a contract.
One firm that can also do the bigger job
The reason to use a builder for your handyman work is what happens when the job is bigger than it looked: a damp patch behind the shelf, a door that will not close because the floor has dropped, a bathroom that needs more than a reseal. We can quote and do that work too, with one team and one fixed price.
Insured, accredited and accountable
All Well Property Services is a building and renovation company based in Anerley, South East London, and it has run handyman and property maintenance alongside its bigger projects since 2020. All Well Property Services is NICEIC approved, FENSA registered, CHAS accredited and Gas Safe registered, carries Public Liability insurance to £5 million, and is registered at Companies House under number 12721034, with 57 verified Google reviews averaging 4.5 out of 5 stars.
When the job grows
If a handyman visit uncovers something structural, damp-related or simply larger, you are not back to square one looking for a builder. The same firm quotes the bigger work, whether that is a repair, redecoration, a new bathroom or a full renovation, and you keep one point of contact. We will tell you honestly when a job is better done properly than patched.

Frequently Asked Questions
- What jobs does a handyman do, and what needs a specialist?
- The handyman side covers the jobs that pile up and never quite reach the top of the list: flat-pack and furniture assembly, hanging TVs, mirrors and pictures, putting up shelves and curtain poles, easing and rehanging doors, changing locks, handles and hinges, swapping taps and toilet seats, sealing baths and basins, clearing gutters, and patching small areas of plaster or paint. Where a job is notifiable or carries real risk we do not bodge it. Gas work goes to our Gas Safe engineer, and electrical work that needs certifying goes to our NICEIC-approved electrician, both in-house. So you get one call for the small stuff and the cover of a proper firm for the work that has to be signed off. If a job turns out bigger than a handyman visit, the same team can quote it as a project.
- Do you charge by the hour, half-day or day?
- We price the job, not the clock. After a quick call or a look at your list we give you a fixed price for the visit, usually a half-day or a full day depending on how much there is, so the number does not creep while the kettle is on. For a single quick job we will tell you honestly whether it is worth a minimum visit charge or better bundled with other items on a later date. For landlords and agents with regular work we agree a rate per visit or a maintenance schedule. It is the same fixed-price approach we use on the bigger building work: you know the cost before we start.
- Do you take on maintenance contracts for landlords and letting agents?
- Yes, and it is some of the work we are best set up for. We handle void turnarounds between tenancies, the snags that build up in a let property, communal areas in blocks, and reactive repairs for managing agents who want one accountable number rather than a different trade each time. All Well Property Services is fully insured, CHAS accredited and registered at Companies House, which is what agents and freeholders check before they put you on a contract. We work to a schedule of regular visits or react to reported faults, and you deal with the same firm that can take on a full refurbishment when a unit needs more than maintenance.
- What areas do you cover for handyman work?
- We cover South East and South West London from our base in Anerley, SE20. That takes in the SE and SW postcodes around Clapham, Balham, Battersea, Brixton, Dulwich, Wandsworth, Bromley and the surrounding areas. Because the office is local, a handyman visit does not carry a long travel charge, and we can often fit a small job around the bigger projects we are already running in the same streets. Tell us your postcode when you call and we will confirm the visit and a fixed price.
