How we work with agents and landlords across a portfolio

Handover photos and fixed scope
At the end of every job I photograph the finished flat and send the images straight to the agent, ready for Rightmove and OpenRent without booking a separate photographer. Scope is fixed at the survey. Tenant damage, structural plaster repair, mould treatment or exterior work is quoted separately and never lands as a surprise extra, because we work to a written scope agreed before the first coat goes on.
Standards we work to on end of tenancy decorating
End of tenancy decorating has to survive a 12 to 18 month tenancy and look right in listing photos, so we use trade-grade paint and match the system to each surface. Safety compliance is built into how we work, not bolted on for older buildings. A single void flat gets the same standard as a portfolio handover.
Trade paint and durable finishes
Walls get Dulux Trade Diamond Matt or Crown Clean Extreme, both scuff-resistant and washable so they hold up to a full tenancy. Ceilings take trade brilliant white. Woodwork gets a water-based satinwood from Dulux Trade or Tikkurila. Bathrooms use a water-resistant system, Dulux Trade Bathrooms+, with proper silicone sealing where paint meets tiling.
Lead, asbestos and HMO compliance
On pre-1992 properties we test with 3M LeadCheck swabs at the survey, because the Control of Lead at Work Regulations 2002 prohibit unprotected sanding of lead-paint layers, and we use HSE-compliant containment for any heavy stripping. In HMOs we keep fire-rated doors operational, test mains-wired smoke alarms at handover, and preserve escape-route signage. We carry CHAS certification, Public Liability insurance to 5 million pounds, and full Asbestos Awareness training for older buildings where artex ceilings or floor tiles may contain asbestos.
