House renovation specialists in London
We take on house renovation in London where the whole job runs through one team and one project manager, me, Richard Thomas-Pryce, from the first survey to handover. If you have been searching for home renovation near me and want house renovation contractors who actually turn up each day rather than subbing the job out and disappearing, that is how we work. Since 2020 we have run full renovations across SE and SW London, in boroughs like Lewisham, Catford, Bromley, Beckenham, Dulwich, Sydenham, Clapham, Battersea and Putney. You get one phone number and a week by week programme of works. Weekly progress updates with photos mean you always know what is happening on site.
One team across every trade
A full renovation pulls together every other service we offer, so the coordination is the hard part. I run the programme directly and handle Building Control, NICEIC certification, the structural engineer and any party wall surveyor on your behalf. You are not the one chasing a plumber on a Saturday.
What we renovate
Most of what we take on across South London is period and pre-war housing, where the surprises sit behind the plaster. The work ranges from a single flat refurbishment to a four bedroom house stripped back to brick, and we handle the structural side and the finishes under the same roof. Here is the range we cover.
Full house renovation
A full house renovation is a strip back to the structure: rewire, replumb, new kitchen and bathrooms, plastering and decoration, with a single programme tying every trade together. A three bedroom Victorian terrace runs around 18 weeks. A four bedroom Edwardian semi runs around 22 weeks. We build contingency into the programme for what we find behind the walls, because in period houses we usually find something.
Property and house refurbishment
A property refurbishment is the lighter end: cosmetic updates, a new kitchen and bathroom, replastering and full redecoration with no structural change. It suits a flat or house that is sound but tired, where you want it brought up to standard without opening up walls. We can often phase this room by room so you stay in part of the house while we work.
Flat and apartment renovation
Flat renovation and apartment renovation bring their own constraints: shared walls, leasehold consents, and Section 20 notices on mansion blocks. We coordinate with managing agents and neighbours on access and working hours, and we plan the rewire and replumb around a single point of supply rather than a whole house. A two bed flat typically runs 10 to 14 weeks.
Period property renovation
Victorian house renovation and Edwardian house renovation are most of what we do. Victorian terraces in Lewisham, Catford and Camberwell usually need the lath and plaster ceilings assessed, the original lime plaster repaired rather than ripped out, and a full rewire and replumb. Edwardian semis in Dulwich, Forest Hill and Sydenham tend to keep more original detail worth saving, the cornicing, picture rails and sash windows, and are often combined with a loft conversion in the same programme.
Facade and exterior restoration
Facade restoration and wider building restoration covers the parts of a period property that take the weather: brickwork repointing in lime mortar, rendering, sash window repair, and slate or lead roof detailing. We match mortar and materials to the original fabric rather than smearing modern cement over old brick, which traps moisture in the wall. This is often the work that keeps the inside dry.
Structural alterations
Structural alterations, most commonly a knock through to open up the ground floor, need a structural engineer's calculations and a steel beam, with Building Control signing off the structure. We commission the engineer, install the steel, and make good around it so the new opening looks original rather than bolted on. Chimney breast removal and loadbearing wall changes go through the same process.
Listed building and conservation area renovations
Renovating a listed building, or a property in a conservation area, is a different job from a standard renovation, and getting the consents wrong is expensive. We work with conservation specialist architects and use heritage materials matched to the original fabric: slate roofing, lead flashing, lime mortar, and traditional sash windows made to the existing profile. On any period property we repair with lime based plaster to BS EN 459 air lime and breathable mineral paints, Keim or Beeck, on original walls rather than modern gypsum and plastic paints that trap moisture. If you are not sure whether your property is listed or sits in a conservation area, we check the council's records and the Historic England register before quoting.
Listed Building Consent and planning in conservation areas
Anything that affects the character of a listed building, inside or out, needs Listed Building Consent. That is separate from planning permission, and carrying out the work without it is a criminal offence. We run the consent application in parallel with any planning application at the relevant council and handle the documentation. In conservation areas where permitted development rights are restricted, we apply for the full planning that the work needs.
Accreditations and standards on every renovation
A full renovation involves multiple trades, each with its own certification. We carry NICEIC for electrical work to BS 7671, Gas Safe for boiler and gas work, FENSA for glazing, CHAS for site safety, and Public Liability insurance to £5 million. Structural engineer calculations are commissioned for every project that opens up a loadbearing wall.
Building Control sign off and renovation certificates
Building Control sign off is included on every project, with inspections at drainage, structure, insulation and completion stages, plus foundations if we are extending. The completion certificate is delivered at handover, and it is what mortgage lenders and buyers' solicitors ask for at sale time. NICEIC electrical certificates and FENSA glazing certificates are handed over with it.
How we run a full property renovation
One project manager runs the full property renovation from survey to handover, coordinates 12 to 18 trades over 16 to 30 weeks, manages material deliveries, runs site safety, and reports progress with photo updates throughout. One person who knows every detail is what keeps the programme on its dates, because without that, projects miss deadlines and overrun. We operate from Unit 1 Limes Avenue, Anerley, London SE20 8QR, Companies House number 12721034, with 57 verified Google reviews averaging 4.5 out of 5 stars.
Fixed price contract after a free site visit
We do not publish price lists because no two period houses are the same. After a free site visit you get a fixed price contract, fully itemised, covering labour, materials, planning and Building Control fees, structural calculations, party wall coordination and any conservation consents. The price is agreed in writing before work starts, and variations are quoted before they are carried out.

Frequently Asked Questions
- How do you manage a full property renovation?
- Every property renovation we take on is managed by a single dedicated project manager — Richard Thomas-Pryce — who coordinates all trades from start to finish. This means you have one phone number to call, one person who knows every detail of your project, and one team who turns up each day. We create a detailed programme of works before starting, covering demolition, structural alterations, first-fix electrics and plumbing, plastering, second fix, kitchen and bathroom installation, decoration, and snagging. This programme is shared with you as a week-by-week Gantt chart so you always know what is happening and when. Weekly progress updates with photos keep you informed throughout. We handle all coordination with Building Control inspectors, NICEIC electrical certification, structural engineers, party wall surveyors where needed, and any planning requirements on your behalf. Based on renovation projects completed across 25 London boroughs since 2020, this single-team approach consistently delivers faster completion times and fewer delays than using separate contractors.
- How long does a full house renovation take?
- A full property renovation typically takes between 10 and 24 weeks depending on the size and scope. A 2-bed flat (approximately 55-65 square metres) with a new kitchen, bathroom, full rewire to BS 7671 standards, and complete redecoration usually takes 10-14 weeks. A 3-bed house (approximately 85-110 square metres) with structural changes, new kitchen and bathrooms, rewiring, replumbing, and complete redecoration takes 16-24 weeks. The main variables are structural complexity, the extent of rewiring and replumbing needed, party wall agreements if walls are shared with neighbours, and lead times on materials you have specified. We provide a week-by-week programme before work begins and build in contingency for any surprises behind walls, such as degraded joists or obsolete wiring, which are common in Victorian and Edwardian properties across South London. Most of our renovations complete within the quoted timeframe.
- How much does a property renovation cost?
- Light refurbishments, meaning cosmetic updates, a new kitchen and bathroom, and redecoration, start from around £1,000 per square metre. Full renovations including structural changes, complete rewiring to current IET Wiring Regulations, replumbing in copper or plastic push-fit, and high-specification finishes start from around £1,400 per square metre in 2026. As a guide, a typical 2-bed flat (60 sqm) full renovation starts from around £60,000, and a 3-bed house (100 sqm) from around £120,000 at a mid-range specification. These figures are based on projects completed across Lewisham, Greenwich, Bromley, Southwark, and Lambeth since 2020. We provide a fixed-price contract after the site survey: the price we quote is the price you pay, fully itemised and agreed in writing before work starts, with no provisional sums or hidden contingency charges.
- Is it cheaper to renovate or rebuild?
- For most South London houses, renovating works out cheaper than knocking down and rebuilding — and on a period terrace or anything in a conservation area, the council usually won't allow a rebuild anyway. A full renovation starts from around £1,400 per square metre; a demolition-and-rebuild adds the cost of tearing down, new foundations, a full structural build, and a fresh planning application, which lands well above that and adds months to the programme. Rebuilding only tends to make sense when the existing structure is unsound — serious subsidence, failed foundations, or fire damage — or when you're significantly enlarging the footprint. I tell you honestly at the site visit which way the numbers point for your property.
- Do I need to move out during a renovation?
- For a full house renovation, usually yes. Once the rewire, replumb, and structural work start, the house has no working power, water, or heating for stretches of the programme, and there's dust and noise throughout. Most clients move out for a full renovation and move back in at completion. For a lighter or phased refurbishment we can sometimes work room by room so you stay in part of the house — it takes a little longer and costs more to set up dust screening and temporary facilities, but it keeps you in. We agree the approach before the programme is finalised so there are no surprises about living arrangements.
