What are the top 5 home builders?

The top five home builders in the UK are all volume housebuilders, national brands like Barratt Redrow, Persimmon and Taylor Wimpey putting up thousands of new homes a year across large developments. As a category they are good at what small firms can never do. They buy land at scale, carry sites through years of planning, fund roads and drainage, and build hundreds of houses to a repeatable specification at a price a one-off build can't match.

Where the category falls down is finish and aftercare. Independent snagging surveyors routinely find dozens of defects in brand-new homes, sometimes more than a hundred: badly hung doors, wavy plaster, mastic hiding gaps that should have been made good. Getting them fixed under warranty can take months of chasing, because the site team has moved to the next phase and customer care is a call centre. The Home Builders Federation star-rates builders every year on whether buyers would recommend them, and the gap between brands is wide.

We see it from the other side. Some of our work around Bromley and Lewisham has been putting right newer properties where the original finish was never up to much. If you are buying new, pay for an independent snagging survey before completion, and judge the builder by how it responds to the list, not by the show home. Which firms top the table in any given year is a separate question, and the ranking measures size, not care.
