Who are the top 5 house builders in the UK?

The top five house builders in the UK by completions are the national volume housebuilders, Barratt Redrow, Vistry, Persimmon, Taylor Wimpey and Bellway in recent years, but completions is the least useful number on those lists. The useful information sits a layer down: defect rates, customer satisfaction scores and how each firm handles complaints.

Start with the Home Builders Federation's annual customer satisfaction survey, which star-rates builders on whether buyers would recommend them. A firm can sit near the top of the completions table with a middling star rating, and the other way round. Then find independent snagging reports for the specific development you are considering, because quality varies between sites run by the same brand. A good site manager matters more than the logo on the hoarding. Check whether the developer is signed up to the New Homes Quality Code and what the New Homes Ombudsman route gives you if something goes wrong.

That is how I would read the lists if I were buying. Completion counts measure output. The surveys measure whether people were happy with what they got, which is the thing you actually care about. We are a small renovation firm in South East London, so no list will ever mention us, but the same logic applies at our scale: don't ask how big a builder is, ask what the last twenty clients said, then go and look at a finished job. Rankings are background reading, not a shortlist.
