Most property renovations involve six to ten different trades: demolition, structural work, electrics, plumbing, plastering, carpentry, tiling, decorating, and often more. When those trades are booked separately, nobody owns the programme. The electrician shows up before the plasterer finishes. The kitchen fitter arrives while the floor is still drying. You end up project-managing from your phone on your lunch break.

We run renovations differently. One project manager coordinates every trade. One company takes responsibility for the whole job. You get a fixed-price quote, a clear programme, and weekly updates. How a renovation works with us

From first conversation to handing you the keys, here’s the process.

  • Site Survey

    We visit the property, walk through your plans, and discuss what's realistic for the building, the budget, and the timeline. No charge, no obligation. We'll point out things you might not have considered, like whether that wall is load-bearing or whether the electrics need a full rewire.

  • Detailed Quote & Programme

    You receive an itemised quote breaking down every element of the work: structural, mechanical, electrical, finishes. No "provisional sums" that double later. We also provide a week-by-week programme so you know when each trade will be on site and when the project will finish.

  • Pre-Construction

    Before any demolition starts, we handle Building Control applications, party wall notices (if needed), structural engineer appointments, and material ordering. This preparation stage typically takes 2-4 weeks and prevents delays once work begins.

  • The Build

    Your project manager coordinates every trade on site. You get weekly progress updates with photos. If something unexpected comes up (and with older London properties, it often does) we discuss options and costs with you before proceeding.

  • Snagging & Handover

    We walk the finished property together and note anything that needs attention. Snag items get fixed before handover. You receive all certificates: NICEIC electrical, FENSA window and door, Building Control completion, and any other documentation your project requires.

What to look for in a renovation contractor

Choosing the wrong builder for a full property renovation is an expensive mistake. Here’s what should give you confidence.

Certified electrical work (NICEIC)

Every renovation involves rewiring. Our electricians are NICEIC approved, which means the work is inspected and certified to BS 7671 standards. You receive an Electrical Installation Certificate on completion. This matters when you sell or remortgage.

Registered window & door installation (FENSA)

If your renovation includes new windows or external doors, FENSA registration means the installation is self-certified for Building Regulations. No separate council inspection required, and you get a certificate you’ll need for future property transactions.

Health & safety accreditation (CHAS)

CHAS accreditation means our health and safety procedures have been independently audited. Relevant when the property is occupied during work, when there are shared access routes, or when you need to demonstrate due diligence to a freeholder.

Full public liability insurance

We carry up to £1 million in public liability cover. For large renovation projects where structural work, scaffolding and heavy equipment are involved, proper insurance isn’t optional. Ask any contractor who quotes you to provide a copy of their policy.

Building Control sign-off

Structural alterations, electrical rewiring, plumbing changes and window replacements all need Building Control approval. We handle the applications, arrange inspections during the build, and make sure you get a completion certificate at the end.

Fixed-price contracts

Our quotes are fixed price, not estimates. The price we agree is the price you pay, unless you request changes to the scope. Variations are documented in writing and agreed before any additional work starts.

A two-bedroom flat refurbishment might run £40,000 to £80,000. A three-bedroom house renovation can range from £80,000 to £200,000 depending on specification. A flat refurbishment typically takes 6 to 10 weeks. A full house renovation runs 12 to 24 weeks depending on whether structural changes, extensions or loft conversions are involved. We provide a detailed week-by-week programme at the quote stage. The biggest delays usually come from late material selections, so we work with you to get decisions made early.

Most internal renovations don’t require planning permission. You’ll need it if you’re changing the external appearance of the building, adding an extension, or converting a loft with a dormer. Properties in conservation areas have additional restrictions on things like window styles, roofing materials and external finishes. We assess what’s needed during the initial consultation and handle all applications on your behalf.

For smaller projects or phased renovations, usually yes. For full strip-out renovations where we’re rewiring, replumbing and replastering throughout, it’s more practical to move out temporarily. Working in an empty property is faster and often cheaper because trades aren’t working around furniture and occupied rooms. We’ll give you an honest assessment during the site survey.
