Our end-of-tenancy painting experience
End-of-tenancy painting is one of our most volume-driven services. Since 2020 we have run rental-property turnaround projects for letting agents and landlords across SE and SW London. Project mix covers 2-bed flat turnarounds (the most common London rental size), studio and 1-bed flats, 3-bed family houses, and HMO room turnarounds. Standard turnaround is 3-5 working days from tenant moving out, with express 2-3 day turnarounds available at weekend or evening rates. Standards and process on rental turnarounds
Trade-grade paint as standard. We use Dulux Trade Diamond Matt or Crown Clean Extreme on walls — both scuff-resistant and washable, designed for rental durability through a 12-18 month tenancy cycle. Trade brilliant white on ceilings. Water-based satinwood on woodwork from Dulux Trade or Tikkurila. Lead paint testing on pre-1992 properties. The Control of Lead at Work Regulations 2002 prohibit unprotected sanding of lead-paint layers. We test with 3M LeadCheck swabs at the survey and use HSE-compliant containment if any heavy stripping is needed. Waterproofing on bathroom touch-ups. Bathroom decoration uses water-resistant paint systems (Dulux Trade Bathrooms+) and proper silicone sealing where painting meets tiling. For HMO properties (houses in multiple occupation), we comply with the additional fire safety requirements — fire-rated doors must remain operational, mains-wired smoke alarms tested at handover, and any escape route signage preserved. We carry CHAS certification for site safety, Public Liability insurance to £5 million, and full Asbestos Awareness training (relevant for older buildings where artex ceilings or floor tiles may contain asbestos).
How we work with letting agents and landlords
Standing arrangements. For agents and landlords with multiple properties, we operate on agreed pricing per property type, priority booking during peak turnover months (January, September), and monthly invoicing rather than per-project billing. This eliminates quote-chasing and gives the agent a confirmed turnaround date the same day a tenant gives notice. Portfolio rates. 10-15% off standard rates apply when working through the same agent or landlord on three or more properties per year. We hold colour specs on file for each property so touch-ups years later match exactly without needing to repaint a whole wall. Photography at handover. We photograph the finished property at the end of every job and send the images to the agent — useful for Rightmove and OpenRent listings without booking a separate photographer. Fixed-price contracts. Standard scope is firm at the survey. Additional work (tenant damage, structural plaster repair, mould treatment, exterior work) is quoted separately rather than appearing as a surprise extra.
