Balham houses deserve better than a bodge job

Balham is full of good houses that have been let down by bad renovations. We see it constantly. A Victorian terrace where someone knocked through the ground floor but used an undersized beam. An Edwardian semi on the Heaver Estate where the bathroom was refitted without proper waterproofing and the joists have gone soft. A period conversion near Nightingale Square where the electrics were “done” by someone who clearly wasn’t qualified.

The problem with older Balham houses isn’t that they need updating. Everyone knows that. The problem is that when they are updated, it’s often done piecemeal by different trades who don’t coordinate, or by a general builder who subs everything out and doesn’t check the detail. You end up with a house that looks renovated but has underlying issues waiting to surface.

We approach house refurbishment differently. One team, one project manager, one set of plans. We strip the house back as far as it needs to go, deal with everything that’s wrong, and rebuild it properly. New electrics to current regulations. New plumbing that actually works. Structural work designed by an engineer. Plastering, flooring, kitchens, bathrooms, and decorating to a consistent standard throughout.

We’ve worked on properties all across Balham. The red-brick Edwardians on the Heaver Estate. Victorian terraces on Boundaries Road and Ravenswood Road. Flats in conversions along Balham High Road. The semis and detached houses around Nightingale Lane. Each has its own character and its own problems. We know what to expect.

What we renovate

Full House Renovations

Take a tired house and make it work properly. We rewire, replumb, install new heating, replaster, fit kitchens and bathrooms, lay floors, and decorate throughout. Everything coordinated by one project manager, covered by one guarantee. This is the kind of property refurbishment we do most of, and it’s what we’re best at.

Flat Refurbishments

Balham has a lot of flats in converted Victorian and Edwardian houses, plus purpose-built blocks from the 1930s onwards. Flat renovations need careful planning around noise restrictions, freeholder consents, and shared drainage. We’ve done enough flat refurbishments in this area to know the common complications and deal with them before they become problems.

Period Property Restoration

The Heaver Estate houses were built by Alfred Heaver between 1890 and 1910. They have carved brickwork, tessellated tile paths, original fireplaces, and decorative plasterwork. Some of it is worth restoring. Some of it was covered up or damaged by previous owners. We take the time to assess what’s there and advise honestly on what’s worth saving versus what’s better replaced.

Layout Reconfigurations

Balham’s Victorian terraces follow a predictable pattern: front room, back room, narrow kitchen at the rear. The Edwardians are similar but often wider. In both cases, the ground floor layout doesn’t suit how families live now. We remove walls, put in structural steel, and create open-plan spaces that actually make sense. The house still looks period from the outside. Inside, it works for 2026.

New Purchase Renovations

Bought a place on the Heaver Estate or Nightingale Triangle that needs doing up? We can survey the property before you complete the purchase, give you realistic costs so you can factor renovation into your offer, and start planning so work begins soon after you get the keys. Working on an empty house is faster and cheaper than working around furniture and a family.

Loft & Basement Conversions

Balham’s houses often have decent roof spaces and semi-basements that can be properly converted. Adding a bedroom or two in the loft or creating a playroom and utility space in the basement adds real living space and real value. We handle structural design, party wall agreements with neighbours, Building Control applications, and all construction.

"Our house on the Heaver Estate hadn't been touched since the 1970s. Original kitchen, bathroom from another era, wiring that made the electrician wince. All Well stripped it back to the bones and rebuilt it over about sixteen weeks. New kitchen, three new bathrooms, rewired, replumbed, plastered and decorated throughout. They kept the original fireplaces and ceiling roses, which is exactly what we wanted. Couldn't recommend them more."

How a renovation works with us

From first conversation to handing you the keys, here’s the process.

  • Site Survey

We spend about an hour going through your property properly. Checking electrics, plumbing, structure, damp, and general condition. We discuss what you want to achieve, what the building can support, and anything that might affect scope or cost. No charge for this.

  • Detailed Quote

Within two weeks, you get an itemised quote covering every element. Labour, materials, structural work, services, finishing. Everything broken down so you can see exactly where the money goes. No vague allowances or provisional sums that balloon later.

  • Pre-Construction

After you approve the quote, we handle Building Control applications, party wall notices (common in Balham's terraced streets), and scheduling. Materials are ordered in advance. You get a week-by-week programme so you know what happens and when.

  • The Build

One project manager runs your job from start to finish. The team is on site every working day. We send regular updates with photos. If we find something unexpected behind a wall or under a floor (and in houses this old, it happens), we tell you immediately, explain the options, and agree any changes in writing before doing additional work.

  • Snagging & Handover

We inspect everything before handover and fix anything that isn't right. You receive NICEIC electrical certificates, FENSA window/door registration, Building Control completion certificates, and warranty documentation. All in a folder, properly organised.

What to look for in a renovation contractor

Certified electrical work (NICEIC)

Renovation work almost always involves electrics. NICEIC approval means our electricians are regularly inspected and the work is certified to BS 7671 standards. You get an Electrical Installation Certificate on completion. You’ll need it if you sell or remortgage.

Registered window & door installation (FENSA)

If your renovation includes new windows or doors, FENSA registration lets us self-certify Building Regulations compliance. Without it, you’d need a separate Building Control application, which costs more and slows things down.

Health & safety accreditation (CHAS)

Health and safety on a renovation site matters more than most homeowners think about. CHAS accreditation means we’ve been independently assessed and follow proper procedures. When there are multiple trades on site and the house may be partially occupied, cutting corners on safety isn’t acceptable.

Full public liability insurance

We hold £1 million public liability cover. Balham houses are expensive. If something went wrong during a house refurbishment, you need to know the contractor is properly insured. Ask anyone you’re considering what cover they carry and get proof.

Building Control sign-off

Structural alterations, rewiring, replumbing, and changes to fire escape routes all need Building Control approval. We manage the applications, schedule inspections at the right stages, and make sure you get your completion certificate at the end. Without it, you’ll have problems selling the property later.

Fixed-price contracts

Our quotes are fixed prices for defined scopes of work. If the scope changes because of something we discover during the build, we agree variations in writing before doing the work. No surprises on the final invoice.

Common questions about property renovation in Balham

A three-bed Victorian or Edwardian terrace needing full renovation typically costs £80,000 to £150,000 depending on size and specification. The larger Heaver Estate houses and semis around Nightingale Lane are towards the upper end or beyond. We provide a detailed, itemised quote after a site survey.

A flat refurbishment usually takes 6 to 10 weeks. A three-bed house needing full renovation is typically 12 to 18 weeks. Larger properties can take longer. We provide a detailed programme at the quote stage.

Most internal renovation work doesn’t need planning permission. Structural changes need Building Regulations approval, which we handle. Some streets in Balham are in conservation areas (the Nightingale Lane Conservation Area is the main one), which restricts what you can change externally. We check this during the initial survey and advise accordingly.

For partial renovations or single-floor work, usually yes. For a full strip-out renovation, we’d generally recommend moving out. It’s faster for us, more comfortable for you, and the finish is better because we can work freely in every room. Most of our Balham clients with young families arrange to stay with relatives or rent nearby for the duration.

Balham’s Victorian and Edwardian houses regularly have hidden issues. Asbestos in old Artex and floor tiles is common. So is rotten timber, inadequate foundations for load-bearing walls, lead pipes, and electrical wiring that’s been extended by unqualified people over the decades. We flag anything we find, explain the options clearly, and agree costs for any additional work before proceeding.

Crystal Palace houses are mostly Victorian and Edwardian. Hidden problems are normal, not exceptional. We commonly find asbestos in old Artex and floor tiles, rotten joists and floorboards, outdated or dangerous wiring extensions, and lead pipes. We tell you immediately, explain what needs doing and what it costs, and get your approval in writing before doing any additional work.

If the renovation involves structural work on or near a shared wall with your neighbour (which it often does in terraced streets), you’ll probably need a party wall notice under the Party Wall Act 1996. We advise on what’s required and coordinate the process. Most neighbours are reasonable about it, especially if you speak to them early.

We’re based in Anerley, South East London, and work across Balham (SW12, SW17), Clapham, Tooting, Wandsworth, Streatham, Dulwich, Crystal Palace, and surrounding areas.

Working in Balham

Balham sits between Clapham Common and Tooting Common, which is one reason families want to live here. The housing stock is mostly Victorian and Edwardian, with a mix of terraced houses, semis, and some larger detached properties.

The Heaver Estate is where a lot of our work concentrates. These are distinctive red-brick Edwardian houses built between 1890 and 1910 in a Queen Anne style. Two and three storeys, often with decorative brickwork, tessellated tile paths, and generous room sizes. They were well built, but they’re over a hundred years old now and many need comprehensive updating. The electrics have usually been extended rather than replaced. The plumbing is a mix of old and new that doesn’t always connect properly. And the layouts, while spacious, need reconfiguring for modern living.

The Nightingale Triangle is the other renovation hotspot. Houses here are a mix of Victorian terraces, Edwardian semis, and some attractive Arts and Crafts properties along roads like Killieser Avenue. It’s a conservation area, so external changes are restricted, but internal property renovation is generally straightforward.

Along Balham High Road and the streets running off it, there are a lot of flat conversions in former houses. These range from well-done period conversions to basic 1970s splits that need everything updating. We’ve renovated plenty of both.

Parking in Balham is permit-only on most residential streets. We sort out contractor permits through Wandsworth Council before starting work. For skips and material deliveries, we plan around the parking situation and the narrow streets that are common around the Heaver Estate.
