You’ve probably been quoted by a few sole traders already. Here’s what usually happens next, and why people end up calling us.

Finding a decent painter in London is harder than it should be. You get three quotes: one that’s suspiciously cheap, one that seems right, and one that’s expensive but at least the person showed up on time. Then whoever you pick takes twice as long as promised, or disappears halfway through to start another job.

We work differently. All Well sends a team of painters to your property, not a single person juggling multiple jobs. That means your three-bedroom house gets done in two to three weeks rather than six. It means someone is actually there every day, doing the work they said they’d do.

The finish is better too. We prep properly: filling cracks, sanding back old paintwork, washing down surfaces, masking edges. The bits that most people skip are those that take time. A good paint job is 80% preparation and 20% actually painting. We do both.

We specialise in full property decorating. If you need a single feature wall painted, we’re probably not the right fit. But if you’re redecorating your whole house, refreshing a property before sale, or maintaining a rental portfolio, that’s exactly what we do.

Front elevations, window frames, fascias, soffits, front doors, garden walls, fences. We use exterior-grade paints rated for London weather and arrange scaffolding where needed. The quote covers everything.

Period property decorating

Victorian cornicing, dado rails, picture rails, sash windows, ceiling roses. London is full of period details that need a careful hand. We know how to work with these features rather than paint over them badly.

Landlord and property management

What affects the price: Condition of existing surfaces (flaking paint, old wallpaper, cracked plaster), ceiling height, number of coats needed, and paint quality. We always quote after a site visit so there are no surprises. Paint is usually extra unless you’d like us to supply it.

How it works

From first call to finished property, here’s what happens.

  • We visit and quote

    We'll walk through the property with you, check the condition of walls and woodwork, discuss colours and finishes, and note anything that needs extra attention. You'll get a written, itemised quote within a few days.

  • Agree a start date

    Once you're happy with the quote, we book you in. We'll confirm which days the team will be on site and how long the job should take. For full houses, we work room by room so you can carry on living there.

  • Preparation and painting

    Dust sheets down, furniture moved, surfaces prepped. We fill cracks, sand, wash down, and mask up before any paint goes on. Then two coats minimum on walls, undercoat and gloss on woodwork. We clean up at the end of each day.

  • Final check and handover

    We walk through every room with you before we leave. If anything needs a touch-up, we do it there and then. You get a finished property, not a list of snags to chase up later.

Why use a company instead of a sole trader?

Sole traders can be cheaper. Sometimes that works out fine. But for full property decorating, there are good reasons to use an established company.

A team, not one person

We send two or three painters to your property. A job that takes a sole trader six weeks takes us two to three. Less disruption, less dust sheet living, your house back to normal faster.

We actually turn up

Sole traders juggle multiple jobs. We schedule dedicated teams. If someone’s ill, we send a replacement. Your project doesn’t stop because one person has a dental appointment.

Proper insurance

Full public liability insurance up to £1 million and contract work insurance. If something goes wrong, you’re covered. Not every sole trader can say the same. Ask to see their certificate; many won’t have one.

Fixed price, no creep

Our quotes are fixed. The price we agree is the price you pay. No “oh, I didn’t realise the ceilings needed doing too” conversations three days into the job.

Proper preparation

We fill every crack, sand every surface, wash down every wall. Masking tape on every edge. Full dust sheets on floors and furniture. The difference shows in the finish and in how long it lasts.

With a team of two painters, a typical 3-bedroom house takes 2–3 weeks. Larger properties or those needing heavy prep work (old wallpaper removal, plaster repairs, lots of woodwork) can take longer. We confirm the timeline before work starts so you know what to expect.

No. We work room by room, so you can carry on using the rest of the house. We move furniture to the centre or into other rooms, lay full dust sheets over everything, and clean up at the end of each day. Most clients live in the property the whole time.

We can go either way. Some clients have colours picked out and buy their own paint. Others prefer us to handle it. We usually use Dulux Trade for standard work and can source Farrow & Ball, Little Greene, or whatever brand you prefer. If we’re supplying, paint cost is itemised separately on the quote.

Everything that needs doing. We fill cracks and holes with appropriate filler (flexible filler for recurring cracks, hard filler for stable ones). We sand back flaking or uneven paintwork. We wash down greasy or dirty surfaces. We strip wallpaper back to bare plaster where needed. Woodwork gets sanded, any bare patches get primed. Edges are masked with tape. This is the bit that takes time but makes the difference between a paint job that lasts and one that starts peeling after six months.

Painting London Properties

London housing stock is a mix of everything: Victorian terraces in Clapham, Edwardian semis in Dulwich, 1930s pebble-dash in Bromley, post-war council conversions in Lewisham, new-build flats near the Thames. Each type has its own quirks when it comes to decorating.

Victorian and Edwardian homes are the ones we work on most. Cornicing, ceiling roses, dado rails, picture rails, deep skirting boards, panelled doors. Getting a clean finish on period woodwork takes patience. Each moulding needs to be cut in properly, and that’s slow work. It’s also the reason a lot of painters skip it or rush it. We don’t.

Older properties also tend to have more prep work. Hairline cracks in plaster that need filling. Old gloss on woodwork that’s yellowed and started to chip. Patches where previous paint jobs have built up so thick the detail is disappearing. Sometimes there’s wallpaper underneath wallpaper underneath woodchip. Getting back to a solid base takes time, but everything that goes on top looks better for it.

Newer flats and houses are usually quicker. Flat walls, simple woodwork, good plaster. But they still need proper masking and decent paint. We use Dulux Trade and Farrow & Ball as standard, though we’ll work with whatever brand you prefer.
