Victorian Terraces
Most of Anerley is Victorian terraces built in the 1870s and 1880s. Smaller than the grand houses up the hill in Crystal Palace, but solid brick construction that’s lasted 150 years. The bathrooms were added later—indoor plumbing wasn’t standard when these houses were built.
What this means for renovations: bathrooms in converted bedrooms, plumbing routes that follow the path of least resistance rather than making sense, layouts that work around the existing structure rather than being designed for the space. The Roads Off Anerley Hill
The streets between Anerley Road and Crystal Palace Park have some of the area’s nicest Victorian properties. Often three storeys, sometimes with basements, usually with at least two bathrooms that both need work.

Towards Penge
The roads running down towards Penge have a mix of Victorian terraces and later housing. Some ex-council stock, some purpose-built flats, some houses that have been extended and modified over the decades.
These properties are often more straightforward—fewer period constraints, more accessible plumbing, layouts that make sense. Renovations tend to be quicker and cheaper than the Victorian terraces, though every house is different.
Flats Near the Station
There are some purpose-built flats around Anerley station and along the main road. If you’re in one of these, your bathroom options depend on the building’s construction and any freeholder or management company requirements.
