Introduction

This is our home turf.

All Well Property Services is based in Anerley. Our office is on Limes Avenue, a few minutes’ walk from the station. We live and work here. We know which streets flood when it rains hard, which Victorian terraces have the dodgy foundations, and which local suppliers actually turn up when they say they will.

When you book a bathroom renovation with us, you’re not hiring a company from across London who’ll add an hour’s travel to your quote and treat Anerley as somewhere they vaguely know exists. You’re hiring people who walk past your road on the way to get coffee.

That matters more than you’d think. We can pop round to check something without it becoming a half-day expedition. If there’s an issue after the job’s done, we’re ten minutes away, not stuck on the South Circular. And we care about doing good work here because this is where we live. Your neighbour might be our neighbour too.

Anerley’s housing is mostly Victorian terraces with bathrooms that were added decades after the houses were built. They’re in odd corners, often too small, usually tired. We’ve renovated dozens of them over the years—we know what to expect and how to make them work properly.

What We Do

Full Bathroom Renovations

Gut the existing bathroom and start fresh. Rip out the dated suite, the mould-spotted ceiling, the tiles that were fashionable when Oasis were in the charts. Replace what needs replacing, upgrade the electrics to current standards, waterproof properly, and install something that’ll last.

Anerley’s Victorian terraces often have bathrooms in odd spots—rear additions, boxed-off corners of bedrooms, awkward spaces under stairs. We work with whatever you’ve got. Sometimes small changes to the layout make a big difference to how the room functions.

En-Suite Bathrooms

If your main bathroom is on a different floor from your bedroom, an en-suite solves that problem permanently. The Victorian houses around here often have bedrooms big enough to carve out a corner without losing too much space.

Drainage is the constraint. Your soil stack is almost certainly at the back of the house, so bedrooms at the front need pipe runs through floor voids or along walls. We’ll survey the options and tell you what’s practical.

Cloakroom Additions

A downstairs WC takes pressure off the family bathroom. In a Victorian terrace where the bathroom’s on the first or second floor, that’s genuinely useful—especially with kids, or when you’re getting older and stairs become more of an issue.

Under-stair cupboards and rear corners usually have enough space. If you’re near the soil stack, gravity drainage works. If not, macerator systems handle the waste where normal plumbing can’t reach.

Wet Room Conversions

Wet rooms make sense in smaller bathrooms—and Anerley has plenty of those. Removing the shower tray frees up floor space and makes a tight room feel less cramped.

We install full tanking systems with proper drainage falls. Not a lick of waterproof paint and crossed fingers—actual membrane systems that won’t leak into the kitchen below. We’ve seen what happens when wet rooms are done cheaply. It’s not pretty, and it’s expensive to fix.

"Our bathroom was stuck in the 1970s! Avocado suite, mouldy grout, the lot. Joel and his team completely transformed it in just under three weeks. They were tidy, showed up when they said they would, and the quality of the tiling is genuinely impressive. Would recommend without hesitation."

What's Included

Every quote covers the complete job:

  • Strip-out and disposal of the old bathroom
  • Plumbing alterations and new pipework
  • Electrical work (NICEIC certified)
  • Waterproofing and tanking
  • Wall and floor tiling
  • Sanitaryware installation
  • Vanity units and storage
  • Mirrors and accessories
  • Painting and decorating
  • Final clean and snagging check

Sanitaryware and tiles are usually additional—you can choose your own or we can source them. We’ll steer you away from anything that looks good in the showroom but won’t survive actual use.

Bathroom Renovation Costs in Anerley

Dulwich commands higher specifications than average. Here’s what to budget:

Project Type Typical Prange Range
Bathroom refresh (new suite, existing layout)
£5,500 – £9,500
Full bathroom renovation
£11,000 – £19,000
En-suite installation
£13,000 – £23,000
Wet room conversion
£15,000 – £25,000
Downstairs cloakroom
£4,500 – £9,000

Labour and installation included. Budget £2,000–£7,000 additional for sanitaryware and tiles depending on what you choose.

What affects the price:

  • Room size and how much tiling is involved
  • Whether plumbing needs moving or just replacing
  • Access (ground floor is easier than second floor with narrow stairs)
  • Condition of existing services
  • Specification level

Being based here means we’re not padding quotes with travel time. What you pay reflects the actual work, not an hour in traffic each way.

How It Works

From first conversation to finished bathroom, here’s what to expect.

  • We Visit Your Bathroom

A site visit takes about 45 minutes. We'll measure up, check the plumbing and electrics, and discuss what you want. Anerley's not a big area—we can usually visit within a couple of days of you getting in touch. No hard sell. We're figuring out what the job involves, not trying to pressure you into signing something.

  • You Get a Detailed Quote

Within a week, you'll have an itemised quote covering everything: what we're doing, what it costs, how long it takes. If something seems expensive, ask why. Old houses have quirks, and sometimes those quirks need addressing.

  • We Build Your Bathroom

Once you approve the quote, we agree a start date. Most bathrooms take 2-4 weeks. Being round the corner means we start on time and finish on time—no excuses about traffic or jobs overrunning on the other side of London. Your project manager keeps you updated throughout. If something unexpected turns up, we discuss it immediately.

  • Handover

We finish, clean up, and hand over your bathroom with all certificates. Electrical work is NICEIC certified. If anything needs attention afterwards, we're literally down the road. A snag that would take another company a week to schedule takes us a morning.

Frequently Asked Questions

Two to four weeks for most full renovations. If you’ve got a second bathroom or a downstairs loo, you’ll manage fine. Single-bathroom households need more planning—we can sometimes phase work to keep the toilet accessible, but it depends on what we’re doing.

Yes. Unit 1, Limes Avenue, SE20 8QR. We’ve been here for years. Pop past if you want to check we actually exist—though calling ahead is probably easier.

It helps. We’re not adding travel time to your quote. More importantly, we can be flexible with scheduling because getting to you isn’t a logistical challenge. If we need to check something or fix a snag, it’s a ten-minute trip, not half a day.

It’s common in Victorian Anerley. Lead supply pipes should really be replaced—it’s a health issue and affects water pressure. We can include this in the bathroom renovation or quote it separately. Either way, we’ll tell you what we find.

We know most of the decent tradespeople locally—electricians, plasterers, kitchen fitters, the lot. If you need someone for work we don’t cover, we can usually point you in the right direction.

We work across South London—Crystal Palace, Forest Hill, Herne Hill, Peckham, Camberwell, Brixton, and further. See our main bathroom fitting page for the full list.

Working in Anerley

We’re based on Limes Avenue, so Anerley is where we know best. We’ve worked on bathrooms across the area—the Victorian streets towards Crystal Palace, the terraces off Anerley Hill, the roads running down to Penge, the flats near the station.

Victorian Terraces

Most of Anerley is Victorian terraces built in the 1870s and 1880s. Smaller than the grand houses up the hill in Crystal Palace, but solid brick construction that’s lasted 150 years. The bathrooms were added later—indoor plumbing wasn’t standard when these houses were built.

What this means for renovations: bathrooms in converted bedrooms, plumbing routes that follow the path of least resistance rather than making sense, layouts that work around the existing structure rather than being designed for the space. We’re used to it. Most of our local work involves exactly these houses.

The Roads Off Anerley Hill

The streets between Anerley Road and Crystal Palace Park have some of the area’s nicest Victorian properties. Often three storeys, sometimes with basements, usually with at least two bathrooms that both need work.

These houses have more space but also more complexity. Multiple bathrooms sharing drainage, old lead pipes that should have been replaced years ago, period features worth protecting. We can handle the full scope or just the bathroom element of a larger refurbishment.

Towards Penge

The roads running down towards Penge have a mix of Victorian terraces and later housing. Some ex-council stock, some purpose-built flats, some houses that have been extended and modified over the decades.

These properties are often more straightforward—fewer period constraints, more accessible plumbing, layouts that make sense. Renovations tend to be quicker and cheaper than the Victorian terraces, though every house is different.

Flats Near the Station

There are some purpose-built flats around Anerley station and along the main road. If you’re in one of these, your bathroom options depend on the building’s construction and any freeholder or management company requirements.

We’ll check what permissions you need and factor any restrictions into the plan. Flats usually have simpler plumbing than houses, but they come with their own coordination requirements.
